The Room

The room is in a good condition served by well maintained communal areas and comes furnished with the items shown on the photographs and video.

The Kitchen

The kitchen is shared, kept extremely clean and tidy at all times, and has recently been refurbished to a high standard. Each resident has their own designated cupboard, entirely for their own usage.

Security

The building has an on-site security contact, who can be phoned 24/7 in the event of anti-social behaviour, or any other concerns.

CCTV

The building has monitored CCTV cameras, which cover key areas including the main entrances.

Cleaners

The building employs cleaners who clean all communal areas of the building every other week, and empty all communal bins twice a week.

Laundry

There are laundry facilities for washing and drying clothes available for residents' use located at the neighbouring building. The facilities are cashless, and payment for their use is made through a mobile phone app, on which it's even possible to book in advance!

Bike Storage

There is a secure bike storage available to rent at the neighbouring building, which is covered by 24/7 monitored CCTV, and additional electronic fob locks.

Additional Storage

There are additional secure storage units to rent. These units are covered by CCTV and additional fob locks.

Electronic Fob Locks

• Living in standard shared accommodation can often come with security risks, as door entry codes can be shared with non-residents, or duplicate keys cut. This is not a risk at this building, as residents are given a single electronic fob, which is required to enter both the building, and the individual area of the building in which the resident lives. In the event of loss, these fobs are deactivated immediately.

Rent Includes

Communal cleaning, communal repairs and hot water. The rent does not include council tax or a TV Licence and Tenants are also required to pay for the electricity they use in their own rooms and a contribution toward the common parts via a Smart Top Up Meter, which can be topped up via the internet, and to pay for their own wi-fi supplied by 4th Utility.

Local Facilities

Bradford City Centre is only a five minute walk away.

Bradford University is a ten to twenty minute walk away.

Bradford Interchange is the main transport hub for the city, for rail and bus connections to Leeds, and other destinations. It is a fifteen minute walk away, and Bradford's second railway station, Bradford Forster Square, with links to Saltaire, Shipley and Skipton, is a similar distance away.

1 month's rent and deposit of the same amount is required, subject to satisfactory references.
