The comfiest bedroom in the house (thanks to new lush carpet!) overlooks the very spacious rear garden; it comes with a double bed/mattress with under-bed storage, bedside table, uplight/reading lamp, desk with drawers, desk chair, full-length mirror and Smart TV - there’s also a large built in storage cupboard with 3 large shelves and a clothes rail. Additional storage space is open to discussion.
The house has a very well equipped, spacious kitchen/diner on the ground floor (with a door leading to the large, back garden), a large, sunny lounge (with a wood burner, large TV and quality sound system) and a bathroom on the first floor (both bathtub & shower). There is also a front garden and plenty of free, on-street parking spaces. As of January 2025 the house has also been fitted with brand new windows throughout.
You will share the communal living spaces (kitchen/diner, lounge, bathroom and all outdoor space) with the with the live in landlord; me! I'm a 44yr old working, professional, laid-back British chap who enjoys cooking and often spends a lot of time in the kitchen (when time allows). I prefer listening to music than watching TV (although I do enjoy movies and a decent series). Musically my tastes are eclectic, but it's never loud and usually quite relaxed (Sundays are for jazz/soul for example). I don't drink much, but embrace the odd pint with friends and tend to prefer to live healthily without being obsessive about it.
Leeds town centre is approximately 10 minutes drive or 20mins by bus/bicycle and connection routes are fairly regular. No's 49 and 91 bus stops are right outside the house, No 60 (Airline) and 508 only 10mins walk away.
Bramley Centre is 6 minutes walk away which has a large Tesco Superstore, Post Office, 2 pharmacies, Costa Coffee, Greggs, Poundstretcher, Pizza Hut, Wetherspoons, ATM and a bus depot.
Kirkstall Forge and Bramley train stations are also both approximately 20 mins walk away with regular trains running between Manchester and Hull, with stops at Bradford, Halifax, Warrington and Chester amongst many other towns..
The rent is £600pcm, inclusive of all bills (including super fast, fibre-optic broadband) and the security deposit is £600, both of which are payable up front alongside a signed lodger agreement.
The house is slowly being improved in time. I've reflected this in the price as there may be occasional disruption as a result. Every effort will be made to minimise this disruption.
This room/house share would suit someone who is responsible, tidy and mature whilst being friendly, well-humoured, easy-going and looking for somewhere a bit more peaceful/spacious/private/homely rather than predominantly just a room in a large, busy house share. I am equally used to living with both men and women (I've happily lived with more female lodgers than male over the years) and am equally welcoming towards the LGBTQ+ community, which proudly reflects the wonderful friends I've made around the world. Unfortunately the room is not suitable for families or individuals with live-in children, sorry.
