Large double room in friendly house

Hi - I'm looking for a new lodger (male or female, 25-50) to rent a room on the second floor of my house, which is a 3. 5 bed Victorian terrace. The room is fully furnished (see attached pictures), and you would share the bathroom with just one other person (I have my own ensuite). The room is available immediately, viewing possible at any time.

The house has a spacious sitting room and a big dining room-through-kitchen, a small front garden and back yard, and free on-street parking. We are two minutes' walk from Bramley station, with frequent services into Leeds (10 mins) and Bradford (15 mins). Bramley shops, buses, library and swimming pool are all within 10 minutes' walk.

The rent includes all bills: gas, electricity, water, council tax, landline (excluding calls), broadband and TV licence. Current occupiers are me (owner, female, 34) and one female lodger (34). I have a cat, so unfortunately no pets are allowed as she isn't tolerant of other animals (although she's really friendly with people!)

The room would suit a young professional or possibly a postgraduate student. I'm looking for someone friendly, although you wouldn't expect to become joined at the hip! If you prefer to keep to yourself that is fine too. We’re into all the usual things – music, film, going out, staying in, good food and good conversation.
