Quiet, peaceful room in this old victorian.
A small sunny garden- front of the house with a wood bench sit & enjoy the world passing by.
Aldi and tesco very close, Unicorn gastro pub (wetherspoons) conveniently close as are the bus stops and train station. On street parking available or use public transport.
We have a 9 month old fantastic washing machine, large fridge freezer , gas hob and fan assisted oven, & another room to rent if needed. I am rarely there in the 3rd bedroom. Its advertised on airbnb too at the moment so viewings need to moved around that.
The space
This is a victorian terrace built 1904. Down stairs is my other flat, but you are staying in the maisenette upstairs.
YOu have a communal entrance hall and then a door into your flat.
THe bathroom with a shower over the bath (which is quite powerful and a lovely place to stand under and let your troubles disappear) is compact, the kitchen is a good size, enough for 2 to cook comfortably and a third to hang out near the door and watch and drink a glass of wine and chat.
New fridge freezer of decent size, "lovely" washing machine and gas hob which is great to cook on and a fan assisted oven. Microwave too for heat ups and all the crockery and glasses etc that you will need.
your bedroom is on the next set of stairs AND if you need 2 bedrooms the other room is for rent as well, just let me know. Its a double again similar to your room.
I have the lounge area when I am around, but I'm off to Bulgaria for the summer and we can discuss if you need this as a lounge as I am presently recovering the furniture and making it cosy.
We have a gas combi boiler so the house is always warm and lots of on tap instant hot water.
The front garden is a sun trap as its south facing and I am completing it this summer as my other lovely long term tenants who left were not into gardening so it needs a bit of care.
On street parking which is 90% gauranteed except sat when my neighbour dad comes over.
I live close by but sometimes stay in the lounge as i have work to do in the flat and its back garden of the flat downstairs.
Aldi is so close, 5 mins walk, tesco is 7mins and the centre of Bramley is 7 mins too and there are 2 fish and chip shops and a rather nice weatherspoons that is a gastro pub type place for a cheap meal which is really nice actually. If you go a bit further a field Rodley has some nice little pubs, a nice canal walk and some delightful greek and tukish restaurants. Up the hill to caverley there is a lovely pub, with gardens and lots of parking, worth a visit too and more lovely walks in the woods.
To say its city suburbia you are surrounded by lots of green space and good public transport into leeds and bradford.
The pink room has a rail for hanging clothes and a large chest of drawers and side table. I am considering building in a wardrobe at present, so by the time this advert is contactable it should be completed.

I am mentioning this as some people are looking for 2 rooms to rent so please feel free to talk to me about renting 2 rooms if needed. Both of these bedrooms are the only rooms on the second floor of the house, so no one else will be coming up the stairs to your space. You can also consider renting the lounge area on the first floor if you prefer the whole space to yourself.
I am open to discussion over longer term lets as well.
If you want the whole space its £895 pcm and you pay all the bills. You would have to sign a shorthold assured 6 months contact if you take the full house, or a "room in shared house contract" if you just want a room.
If you want to share a room I will adjust the price to show this as you will be using the other spaces as well such as the kitchen and bathroom. this will need to be discussed with the other person whom you will share the flat with.
What I am wanting from GUESTS
NON smoker/vaper, NO drugs and a well behaved honest and pleasant person, who cleans their own space and will set up a schedule of cleaning with the other occupants.
I want an person over 25 as they hopefully are better balanced in sharing a house.
No Pets, because you are sharing the house, however the 1 bed flat down stairs will be up for rent soon, with an outside space, so I will consider pets for this.
