Replacement tenant wanted.

I am looking for a replacement tenant to take over my tenancy in a three bed house share in Burley, Leeds. unfortunately I am having to find a replacement due to personal factors.
The house is a 5-10 minute walk from cardigan fields where a cinema and a good selection of restaurants are located, as well as an Aldi and small Asda.
The bedroom available is a very spacious top floor attic bedroom, with the bathroom on the first floor, shared with one other tenant. (Basement bathroom used by 3rd tenant).
The rent is £325 a month (£75 a week) not including bills. One of the tenants is in charge of the bills (utilities, council tax and wifi) that total to roughly £95, this would be sorted with the other tenants around the time of moving in.
The house is a back to back property with a small front garden and on-street parking is available.
The current tenants are profession working, one with a 9-5 day job and one who currently works nightshifts. They are both social and enjoy cooking together and spending time together. They both enjoy a relaxed night at home or a good night out. One tenant has a cat who spends most of her time in the living area and enjoys going out for the day. I am looking for a replacement AS SOON AS POSSIBLE, and request that those interested will meet the tenants before a decision is made.
