Heya folks,
We have a room that's becoming available in a shared house in Burley.
The current tenant Jill is moving back to Malaysia, so her room is up for grabs!
I'm the landlord, but i used to live here myself, so also a former housemate!
I've written everything I could think to mention below - hopefully that gives you a good overview of the house, the area, the housemates, and everything else... but i've missed anything feel free to ask :)

ABOUT THE ROOM
The bedroom is up on the middle floor. You get decent views out towards the centre of Leeds, as we're quite high up. It looks mega.
It's got a 'small double' bed, which is 4 feet wide, a smidge smaller than a 'regular' double. The mattress is awesome - mega thick and comfy. It's an ottoman-style storage bed, so the mattress lifts up allowing you to stash your stuff underneath.
There's a free standing wardrobe with a couple of drawers underneath, and there's shelves to put photos, books, ornaments etc on.
The desk in the room is pretty small as Tom didn't do any working from home and so didn't need a huge one... but we can always swap for a bigger one if you value the additional desk space over the reduced floor space.
There's new-ish venetian blind on the window that makes it super-easy to shut out the light, or let it in. The window was replaced last year so it's almost new, and the carpet + underlay is just a couple of years old too!
ABOUT THE HOUSE
The house is an end-terrace that's super spacious compared to the other houses on the street and in the area. I THINK it's formed of two houses that got merged together into one a few years back, so the living room and kitchen are both a decent size.
It's got central heating and lots of large radiators so it's surprisingly easy to warm up. As mentioned above, all of the windows have been recently replaced so they're all nice and new, and help keep the place insulated, and keep those probably-still-extortionate energy bills to a minimum.
The whole of the first and second floors have been carpeted with some nice thick underlay underneath that also helps keep the place nice and warm.
As it's on the end of the row of terraces, there isn't a house directly opposite that faces it - so you get some decent privacy.
It's also about 1 min walk from the Kirkstall Road - but far enough away that you don't hear any of the traffic.
ABOUT THE LIVING ROOM
The living room is looking a tad sparse in the pic, and the furniture has been rearranged since it was taken.
It's got a comfy leather sofa, and if you pull one of the handles at the side the bottom bit extends outwards to give you a leg rest! Awesome.
There's also a TV with one of those firesticks so you can cast your fav Netflix shows onto it.
It's also got a funky electric fireplace that you can turn on with a flick of a switch OR VIA AN APP so you don’t even need to stand up. That’s if it gets super cold outside in the wintertime and you’ve got money to almost literally burn…
Got some album artwork on the walls, plants on the shelves, a nice Persian rug, and a mirror with the Taj Mahal on it.
ABOUT THE KITCHEN
As i mentioned above, the kitchen is pretty massive. There's loads of worktop space, and a four-seater dining table (could fit six at a push). Got a pretty big fridge freezer with loads of shelf space for all four housemates. And there's loads of cupboard space too if you like a well-stocked larder, and / or have loads of pans!
If you don't have loads of pans fear not - there's enough of those plus pots, utensils, cutlery, crockery and glassware for everyone to share.
There's gas hobs, electric oven, combi-mirowave, kettle, toaster and washing machine.
ABOUT THE BATHROOM
There's a shared bathroom on the first floor. Has a bath, shower, toilet, sink, and a cupboard for storing your toiletries.
Just had the vinyl flooring replaced so it’s looking even more fancy than in the pics 👌
ABOUT THE PATIO
We have a small patio out front and a couple of deckchairs stored in the basement. It gets the sun all morning, so ideal spot to sit while sipping your coffee and reading the news.
ABOUT THE UTILITIES & BILLS
The house has got fast 200mbps full-fibre broadband from Vodafone. The router is in the living room, and there's a booster on the top floor so it's rapid wherever you are in the house.
Broadband, water and council tax are included in the rent. Apparently I’m required to tell you it’s Band D for council tax, but since it’s included that doesn’t matter, right?
Electricity and gas are not included, so you'll pay a share of that each month when the bill arrives. It'll be split it equally between all housemates. October's bill was £33 each. Over the summer when the heating's off it's about £25 per month each, and in winter it can be like £40 each.
ABOUT THE AREA
The street has a mixture of young profs in shared houses, families, couples and probably the odd student house too.
You've got a ton of restaurants, takeaways and cafes on Kirkstall Road just a couple of mins walk away - too many to mention here. Lots of independents - if that's your bag. The Cardigan Arms is an ace old-fashioned pub that's in that same area, now owned by Kirkstall Brewery so have some nice crafty options for the hop-lovers. You'll find Andrew in there more often than not. plus Dave's Pie and Ale Shop which opened last year if you appreciate cask over keg.
You've also got Cardigan Fields area with a cinema, gym, loads of shops and chain restaurants.
Super-markets, you're spoilt for choice! There's an Asda at the bottom of the road, Morrisons in Kirkstall (15 mins walk away) for your big shops, Aldi and Abu Bakr 5 mins away, and a One Stop at the top of the road for those beers on a Sunday eve when everywhere else is shut.
There's a place called Kulture Coffee on Kirkstall Road that opened last year so we're FINALLY sorted for decent coffee. Before that all we had was the Starbucks next to Maccy D's :((
Burley Park is a couple of mins walk away and is great spot to go running. There's tennis courts and a bowls club too! And there's the canal a few mins away if you fancy a longer run / walk / cycle.
In terms of noise, there's the odd car / moped / quad bike that whizzes past, and a social club at the top of the road whose patrons get a bit lively on a weekend - but other than that it's pretty peaceful!
ABOUT THE TRANSPORT LINKS
Suffice to say you're pretty well connected here...
You're 1 min walk from Kirkstall Road with buses into town every 10 mins or so.
It's about 10-15 mins walk to Burley Park train station with trains to and from the city centre every 30 mins.
If you've got a bike, it's 5 mins cycle from here to get onto the Leeds Liverpool Canal, where you can enjoy a nice flat ride into town. It's a couple of miles so takes between 5 and 15 mins depending on how fast you like to pedal.
You can even get a bus to direct the airport from the bus stop at the end of the road if you're off on your hols (chance would be a fine thing) any time soon.
ABOUT THE CURRENT HOUSEMATES
So as well as (potentially) you we have Andrew, Kate and David. Quite a diverse group in terms of interests, but all young professionals, respectful when it comes to noise, and like to keep the place pretty clean & tidy!
I'm a live-out landlord, but as I mentioned earlier it used to be my home so still pretty attached to the place :D
