1 Double Room available in a lovely 2 Bed house

Looking for a grad student/young professional to move into my spare room in this lovely terraced house.
The room is top floor, and there is a small accompanying room that can be used as your office or walk in wardrobe.
Nice clean shared bathroom and kitchen.

I'm a 3rd year (female) PhD student at University of Leeds, I've been in this house 3 years and love it, the location is great, lovely neighbours, on street parking, 10 mins into town, near Kirkstall Abbey, plenty of shops in walking distance. 30 min walk to the University.

The house is mostly furnished, though decorations and some furniture is mine (I can give you more details of what the room comes with). There is a small front garden I try to keep pretty with plants, and is nice to sit out in when its sunny 3 times a year.

I'm friendly, sociable, and always ready to watch trash tv. Hobbies include the pub, sewing, and again romcoms and trash tv.
This contract is 1 year as I should be done with my PhD by next summer, though you could resign and stay longer :)

£395 + bills (approx £70 in bills)
No undergrads.
Council tax band A.
Could be flexible on move in date
