Hope the search is going well.

Available to rent is possibly the largest room in the house. This penthouse room provides a tonne of breathing room and space.

Excuse the huge description, just wanted to give all the info I could / you might want.

Location:

Located in the popular Burley park, the house is arguable placed in one of the best parts, totally central.

A 7 minute walk to Burley park station, providing a 15 minute journey from the front door to the centre of Leeds.

Multiple bus routes proving the same in 20 minute journeys.

Burley park providing a nice green space a 5 minute walk away, with tennis and basket ball courts.

Situated at the top of the hill that leads down to kirkstall road providing access to the retail park(s) where there’s an Aldi, Asda, cinema, bowling alley, various gyms including Bannatyne pool and gym, various takeaways and more. All within a 15 min walk.

Around the corner is Cardigan Road, Headingley, Headingley Stadium, the full whack.

Free on-street parking is available.

The room/ house:

The room itself is furnished with a standard double bed, built in wardrobe, a wide chest of drawers, large desk, and bedside tables (lamp included).

Being at the top of the house you benefit from two sky light windows (and no one above you).

Multiple double plug sockets in the room by the way for all WFH needs. One under the desk. One beside chest of draws and one to the left of the bed. Three total.

The bathroom shown will be shared with me alone as my mate has an en suite in the basement (lucky guy).

Communal areas include a living room and kitchen.

The house is an end terrace and your typical back-to-back in Leeds.

The price is pcm and is inclusive of all bills. No hidden costs.

About us/ me:

Living in the house currently are two mates, both professionals, sociable but also respectful of everyone’s space (of course).

We’ve both finished our masters within the past two years and are finding our way in our chosen careers.

I’m from East London, but have completed 3 degrees (two in Leeds) and so I’ve been up here for nearly 10 years.

Whilst I am the live in landlord Ive always lived in house shares until maybe 6 months ago now, normally with mates but in the more recent past being in random house shares and personally prefer them to living alone.

I appreciate my own space sometimes but if possible like to get to know who I live with and have made quite a few mates that way. Saying that even though we are both mates, we both do our own thing too and so will respect your space too.

This house ownership is a recent thing for me and so pictures may differ to reality as I remodel (it’s a slow process), and have spurts of inspiration to put new types of art up on the walls, but the oven and hob are new at least.

About you:

Friendly and respectful - I won’t force you to be sociable but it’s nice to have a friendly environment where everyone feels comfortable. So as long as you arent mental selling drugs from the house or stealing I think we’re off to a good start.

It would be nice to have someone that is friendly but equally if you want to keep to yourself, and have no impact, i think that’s a fair balance and everyone’s happy too.

Obviously be reasonably clean and respectful of other peoples belongings and stuff around the house. Includes keeping your room in a good state of repair and reasonably clean just so the house as a whole is kept alright and isn’t in a right state.

You must be a working professional, and have worked for a minimum of 6 months in your current role. Just to avoid risk on my part. I’d also rather you weren’t WFH 24/7.

The only other thing I can think of is of course being safe with the house so no electric heaters or random fire hazard pieces of equipment. Locking the front door obviously (not that this should be a need to be said). Just for the sake of being thorough.
