Hello, I'm a live-out landlady with a characterful and modern fully-furnished student property in Burley that I’ve owned for many years and run myself. I'm looking for a joint tenancy of 4 students starting in September.

The house has a spacious kitchen with electric cooker and hob, 2 fridges and separate freezer, microwave, washing machine and tumble dryer. The separate living room is a large and sociable space. There are two modern bathrooms with showers and a new combi-boiler was installed last year giving instant hot water and full central heating. All bedrooms are doubles including a newly built basement bedroom with a bathroom next to it. There is a further room in the attic that can be used as a walk-in wardrobe, a study or for extra storage.

The property is a through-terrace in a quiet yet popular location next to a leafy park conveniently situated for Leeds Uni (20 mins walk) Leeds Met Headingley Campus (15 mins walk) and Trinity. It is 5 minutes from Burley Park train station and bus stops, so you can be in the city centre within 15 mins.
Headingley is a short walk away for all the bars, pubs, restaurants and takeaways you could wish for plus shops, supermarkets, library etc. 10 mins walk the other way takes you to all the amenities of Kirkstall Road - Vue Cinema complex, Virgin active gym, Leisure Centre with pool, restaurants, fast food, Morrisons and Asda...the list goes on!

Superfast broadband is included in the rent but utility bills are not. I can advise you how to set these up and what the approx. running costs are; there are also independent companies that can arrange a bills package for you.
