Hey everyone,

Welcome to our ad :)

We're looking for a new housemate to come join us and move into the bedroom on the top floor that's coming available at the end of October!

We've put a load of info about the room, house, area, bills and what have you below.

If most of the photos look unusually professional, it’s because they’re the ones the estate agents that flogged me the house took, so I’ve robbed them off the listing on their website :)

If you’re keen to come take a look around in person, have any questions, or if I missed anything, please get in touch!

Looking to get some viewings done this week / over the weekend.

Pleeeease be sure to mention a bit about yourself too - like your interests, current situ, preferred move-in date, etc etc - so the guys can get some conversation starters prepared and put in the back pocket for when you come to take a look around :D

It's my house but I'm currently travelling / trying to do the whole digital nomad thing - so I guess that makes me the 'live-out landlord'. Happy to answer any questions you have on here or via Zoom, and I'll leave you in the capable hands of the current housemates Joe, Mao, Annie and Anabel to show you around!

ABOUT THE ROOM

The bedroom is up on the top floor of the gaff, and the views you get from up here as you look out towards over the rooftops are pretty amazing.

As it’s at the top of the house and has a really wide window there's loads of natural light, and is West-facing so gets the sunshine in the afternoon / evening. There’s a blind that’s easily to open / close to block out the light or let it in depending on the time of day / how hungover you are.

It's pretty spacious, and has room for a king size bed, which is 5 feet wide, a smidge bigger than a double bed. The bed also has four drawers underneath it (two on each side) so you’ve got tons of storage space.

There's a free standing wardrobe with a rail and a shelf inside, and a chest of drawers, so plenty of space for your clothes.

Then there’s two bedside tables for even more storage.

There’s a decent sized desk that gives you plenty of space to work from home or study from. And you’ve got three shelves on the wall above for books, files, picture frames, ornaments or anything else you wanna put on ‘em.

There’s a wifi booster on the first floor, and even has a wired ethernet connection running down to the ground floor and directly into the router if you need it.

Also got a nice big radiator to keep the place toasty warm in winter.

ABOUT THE HOUSE

The house is a through-terrace on a street called Carberry Place, and is pretty modern and nicely done up throughout (not my doing so I can’t take the credit unfort).

It's got central heating, large radiators in all the rooms, and with it being a mid-terrace it should be pretty easy to warm up in the winter.

It's also about 10 seconds walk from the Cardigan Road - but far enough away that you don't hear any of the traffic.

ABOUT THE LIVING ROOM

The living room is looking a tad sparse in the pics :(

It's got a comfy leather sofa, and I’ve recently got hold of a hand-me-down sofa bed from mother (not in the pics) that can fold out into a bed for guests to crash on, if you have any mates / family members that want to come visit!

There’s a TV on the wall with enough connectors and features to keep us busy.

ABOUT THE KITCHEN

The kitchen is pretty massive. There's loads of worktop space, and a four-seater dining table (could fit six at a push). Got a massive fridge and a massive freezer with loads of shelf space for all four housemates. And there's loads of cupboard space too if you like a well-stocked larder, and / or have loads of pans!

If you don't have loads of pans - fear not - there's a basic set of pots, pans, utensils, cutlery, crockery and glassware for everyone to share without you needing to bring any of your own stuff.

There’s an induction hob, electric oven, microwave, kettle and toaster.

There's a dishwasher in there too - although I'm more about doing it the old fashioned way.

ABOUT THE BATHROOM

There's a shared bathroom on the first floor. Has a bath, shower, toilet sink, and a cupboard for storing your toiletries.

ABOUT THE BASEMENT

There’s a basement floor that’s basically a utility room and bicycle storage area.

There’s a washing machine and tumble dryer down there, along with a couple of racks for drying clothes.

ABOUT THE PATIO

We have a small patio out back, and a couple of deckchairs stored in the basement. It gets the sun in the morning, so it’s an ideal spot to sit while sipping your coffee and reading the news (weather permitting).

ABOUT THE UTILITIES & BILLS

So we've got super-fast broadband from BT. The router is in the living room, and we've got a booster on the middle floor so it should be pretty rapid wherever you are in the house.

Broadband, water, council tax and TV licence are all included in the rent.

Electricity and gas are not included, so you'll pay that to me each month when the bill arrives. We split it equally between each of the housemates of us. It currently ranges from £20 each per month in the summer, to £40 each in the winter.

ABOUT THE AREA

The street has a mixture of students / young profs in shared houses, and families / couples.

You've got a ton of restaurants, takeaways and cafes on Cardigan Road and Burley Road just a couple of mins walk away - too many to mention here. Lots of independents - if that's your bag.
Kirkstall Brewery is just down if you appreciate your hops.

You've also got the Cardigan Fields leisure complex about 5-10 mins walk away with a cinema, gym, loads of shops and chain restaurants.

Super-markets, you're spoilt for choice! There's a Tesco just down the road, Aldi on Kirkstall Road (5-10 mins walk away) for your big shops, Abu Bakr more like 5 mins away, and there’s a 24 hour BP garage 30 seconds away (with a Subway).

Archive on Kirkstall Road is probs the best place for decent coffee. There’s also that Duke’s Coffee and Donut place if you’re desperate to combine a caffeine rush with a ton of sugar.

Burley Park is a couple of mins walk away and is a great spot to go running. There's tennis courts and a bowls club too! And there's the Leeds Liverpool canal 5 mins walk away fancy a longer run / walk / cycle.

So lots of things that are 5 mins away.

In terms of noise, there's the odd car that whizzes past, and neighbours being neighbours - but other than that it's pretty peaceful!

There’s free on-street parking, but there are quite a lot of car owners on the street already it seems, so can’t guarantee there’ll always be a space right outside the gaff.

ABOUT THE TRANSPORT LINKS

Suffice to say you're pretty well connected here...

You're 1 min walk from Burley Road and 2 mins from Kirkstall Road with buses into town every 10 mins or so.

It's about 10 mins walk to Burley Park train station with trains to and from the city centre every 30 mins.

If you've got a bike, it's a 2 min cycle from here to get onto the Leeds Liverpool Canal, where you can enjoy a nice flat ride into town. It's a couple of miles so takes between 5 and 10 mins depending on how fast you like to pedal.

You can even get a bus to direct the airport from the bus stop at the end of the road if you're off on your hols and flying from the mighty LBA.
