Room for student (from September) in Burley, Leeds

Hi there,
My name is James, and I will be moving back into my home in Burley, Leeds with my friend Harry to complete our final year of study, both at the University of Leeds (2.2km or about a 30-minute walk away from the main university building). We are looking for someone to rent the third room of the house. One of the rooms is ensuite, and the other is a shared bathroom. Both rooms are the same price.

We are looking for another student to join us. Doesn't matter which university it is, but we would both absolutely love to benefit from the life experience that a Master's student would bring. No council tax is paid by full-time students in the UK.

£595 per month. All bills included (water, gas, electricity, broadband, TV license). International students welcome subject to finding a suitable guarantor (either a UK-based person or scheme (e. g. Your Guarantor)). £400 deposit stored securely with the MyDeposits scheme. Strictly a 12-month contract beginning the 13th of September 2025. I would be open to the idea of extending the contract. 3% yearly discount and no guarantor required if you are able to pay upfront.
