I am sadly moving out of this wonderful house for work and am looking for someone to take over my tenancy. I’ve lived here since 2023 and would have happily stayed—the location, price, and amenities are fantastic!

You will be living with three friendly, quiet, and tidy male working professionals who have been in the property for 1 to 3 years.

The Room:
A comfortable, bright double bedroom that comes fully furnished with:
- Double bed with a pull-out under-bed storage drawer
- Bedside table (two drawers)
- Large wardrobe and a large set of drawers
- Blackout blinds
- (Please note: The desk pictured is not included).

The house is a large, quiet, and modern townhouse located in Cockroft Mews, a safe, private estate.

Communal Spaces:
- Large open-plan dining and kitchen area.
Upstairs living room featuring lovely skylight windows.
- French doors opening to a private rear patio and garden (includes two sets of outdoor furniture).
- Shared front garden area with planting space.

Kitchen & Bathrooms:
- Bathrooms: 2 main bathrooms (equipped with toilet, shower, and bath), meaning a maximum of two people share a bathroom. There is also a 3rd downstairs toilet.
- Cooking: 2 ovens, a 5-ring gas hob, and plenty of kitchen cupboards. Easily enough space for three people to cook at once.
- Appliances: 1 washer/dryer, 1 large fridge/freezer unit.

Practicalities & Security:
- Fast Fibre Broadband (105.8 Mbps download / 35.3 Mbps upload - recorded at 18:07 Wed in the bedroom).
- Good radiators and central heating.
- Free estate car park plus street overflow parking.
- Electronic keypad-locked bike shed.

Located on Chapel Lane just outside Headingley, the area is a highly sought-after, quiet estate populated mainly by young professionals, nurses, doctors, and medical students. It’s an ideal, safe spot for post-grads or professionals.

- 2 min walk: Burley Train Station (direct to Leeds City Centre), local Co-op, and bus stop right outside (Routes 19 / 19A).
- 10 min walk: Headingley high street (pubs, restaurants, shops).
- 20 min walk: Aldi and the cinema.
- 30 min walk: Leeds City Centre.

Who We Are Looking For
- Aged 22–30.
- A non-smoker and non-parent.
- Financially stable and able to meet rent/bill payments without fail each month.
- Preferably in full-time work, or studying at a post-grad level (PhD/Masters/Junior Doctor).
Clean, tidy, and like-minded—someone keen to keep the house as well-kept as we have.
- Sociable and friendly!
