Room in Burley In Wharfedale Near Menston Oct

My house is on a quiet family cul-de-sac in Burley In Wharfedale, a large village in the countryside near Menston north of Bradford and the train line from Leeds / Bradford / Ilkley. There are large parks, access to the moors, several pubs restaurants cfes etc and a pharmacy and small Coop.
IT IS NOT BURLEY ON EDGE OF LEEDS CITY CENTRE .. please check postcode and familiarise yourself with transport to and from work etc .

The room is free Oct and is on the first floor looking over the rear garden and is sunny. Rent is £650 for 1 person including all bills wifi and netflix. I expect careful use of energy.

You will be sharing the house with me Carl the owner and another tenant. I sometimes work at home, but often am away on contracts for many weeks. So in reality there will be only 2 of you there. You will share the bathroom, living room, kitchen / diner with me on occasion when I am there and the other male tenant. There is a secure sunny rear garden and driveway. (as i am a long term vegetarian i will give you cooking utensils, plates etc to use if not a vegetarian)

I am looking for another reliable, relatively quiet person who will respect my home keeping it clean and tidy and my need for quiet during the day if I'm home working. I don't mind if you are single or a couple (slightly more rent). I am not interested in sharing my home with children or young people (my son in his early 20s has just moved out).

This will suit someone who wants to live in a more rural location.

As you will see from the photos the house decor is a little tired and I have lived here for many years. I will be putting the house on the market in the spring so I am looking for a tenant for minimum 6 months which can be extended depending on date of sale.
