Single/double room to rent

This is officially a double room but at present there is only a single bed in it, a double does fit and can be changed if necessary. It has only been used for occasional sleepovers. There is a sofa bed as well, and also a triple wardrobe, in the next room which I use as a kind of dressing room. The room has its own bathroom. There is off street parking, garage and garden.
I am a smoker, but never smoke in the house, never have. I live alone, apart from weekends when my 11yo son comes to stay.
