Friendly Meanwood flat, live in landlord

I’m full time therapy Masters student but I’m on placement so working 9-5. I will be seeking full time work again from Jan 2025. I’m looking for someone 25-35 years old who’s clean and considerate, and independent but up for being friendly and sociable since we’ll be sharing a home. I have friends over and we hang out in the living room about once a week - would be comfortable you doing the same as long as you’re respectful of sharing the space. I enjoy seeing friends, going to the gym, climbing, being outside, reading, etc. Queer friendly, vegan friendly.

Master bedroom. Shared bathroom only. Shared kitchen and living/dining room. Very small patio area. Flat has one reserved parking space and plenty of guest spaces (which are always free).

Flat complex is quiet, safe, friendly. Neighbours are mostly young couples and young families. 15 min walk to Aldi Meanwood/Waitrose etc. 40 min walk into town. 2 min walk to Sugarwell Hill woodland/10 minutes to Meanwood Farm which is lovely.

Rent includes all utilities (elec, water, WiFi) but excludes council tax. Council tax Band B. PLEASE NOTE- As I am currently a student, I am exempt from paying council tax so you would be responsible for covering this (£95-100/month which includes 25% reduction for single person). Once I
re-enter full-time employment (anticipated Feb 2025), council tax will be split between us (estimated £70 each).

Room is PARTLY furnished at present: includes bed, mattress (very good condition) and clothes rail. Additional furniture can be accommodated depending on your needs.

Deposit: one months rent (£475) upfront. Minimum 6 month let, rolling after 6 months.
