Light and spacious double room

I have a fully furnished very light and spacious room to rent with double bed, large wardrobe, dressing/study table, bedside tables and full length mirror.
The living/kitchen/bathroom areas in the house are shared with myself (live in landlord).

There are front and rear gardens with shed for bicycle storage. If you bring a car, off street parking is available.
You have use of the kitchen, washing machine, Wifi and all bills are included in the rental (subject to reasonable and not excessive use of electricity/heating/water.)
Please note I don't have a television and there is no TV licence for the property.

The house is located in a quiet cul-de-sac. The area is part of the urban village of Chapel Allerton which was voted one of the best places to live in England various times. It is very green, has its own little village centre with plenty of pubs and bars, independent shops, festivals and a vibrant art scene.

You have a choice of buses, running every 10 minutes throughout the day which take you into Leeds City Centre in 10-20 minutes (traffic dependant). There are also bus connections to Headingley/Kirkstall/Pudsey, North Leeds or Halton Moor, plus a direct route via Harewood to Harrogate and Ripon in the Yorkshire Dales.

I have been welcoming guests to my home for over 10 years and enjoy meeting new people. I am easy going, but like the quiet life, looking after my home and garden. I'll offer a friendly welcome no matter your preferences or nationality and will help with settling in Leeds if you're new to the area. I'm up for a chat, swapping books or a local walk. I'm looking for tidy lodgers, who will respect the house as a place to enjoy for both of us.

This would suit professional, academic, researcher or responsible students for short term lets. International students welcome.
