Entire top floor of period home in Chapel Allerton

This is ad is for the entire top floor, which comprises of two double bedrooms. I currently use the smaller one to sleep in and bigger room as an office/studio space. Being spread across the top floor, the combined spaces get so much natural light throughout the day. One room looks out onto the park and the other has a view of the allotments : )
Having the entire floor to yourself is truly great, closing the door at the bottom of the stairs makes it feel like a fully separate living space. Top floor is also well sound proofed from the rest of the house. Its a really good deal £££ for the amount of space.
There's further storage for camping gear/seasonal stuff etc in the basement.

The house looks right onto Chapel Allerton Park, which is a gorgeous green space and has basketball and tennis courts that can be easily booked - Gledhow Valley is only a few minutes walk away too. We have a nice yard which is perfect for sunbathing and BBQs in summer months. We love getting out the fire pit and having friends over in summer evenings. The house is a 3 minute walk from the heart of Chapel Allerton Village which has so many lovely pubs, bars & restaurants, an Aldi, a Lidl and a Co-Op as well as gym and some yoga and Pilates studies. There is such a welcoming community vibe in this corner of Leeds and a local street festival takes place every August. It truly is such an amazing place to live! I am soooo sad to be leaving this house and location but I am moving home to Ireland (I will add photos of the Studio room & garden/ park tomorrow)

You'd be living with Ciara who is one of the best housemates I've ever had. Ciara is a graphic designer and works from home (Cíara's bedroom & office are on the second floor). She's is into art & design and creative things. She loves music festivals, electronic music, exploring &  film/tv.  She is quite earthy and loves nature and animals.  She is super crafty & resourceful and can fix anything! She is a solid 11/10 housemate 

Ciara is very kind, thoughtful & respectful. While she’s v friendly, Cíara is also mindful of personal space/boundaries in shared living and appreciates this in turn.
We enjoy some socialising together, including watching a good series and hosting games nights/drinks,  but also do our own thing. We are respectful of sleep & work schedules and keeping shared spaces tidy.

We've created a home that is a gorgeous, safe haven with cute vibes & peaceful energy. Cíara is hoping for someone who is interested in sustaining and contributing to this dynamic after I leave. Basically seeking someone of a similar age who would like to be part of an intentional, cosy home but who also values personal space, independence & downtime!

Cíara has a very sweet cat, Bella. Bella is a neighbourhood queen & very independent. She is outdoor cat & loves to roam outside. When she does happen to be indoors, Bella spends most of her time sleeping in Cíara’s office or bedroom. Bella would love a cat-friendly housemate who doesn’t mind opening the door for her to come and go.

House has fast broadband & SKY so there are lots of channels & Cíara has all the streaming sites. Broadband, Water, Gas, Electric and Council tax bills are around around £140-£160 in winter but cheaper in summer months around £115

The move in date needs to be between 20th and 22nd July (or a few days before this) as our rent comes out on the 22nd of each month. If you are interested in taking this entire top floor & living in the beautiful surrounds of Chapel Allerton, we would need confirmation before 22nd June as the letting agency need one month to process the change of tenant paperwork.
