Double room in large flat in great location

Hi,

My flatmate is moving to London with work, so there is a free room in my flat which I need to fill. (I'm a tenant, not the landlord)

It's a two bedroom flat with a main bathroom and ensuite showerroom for the larger bedroom. You can choose which room suits you - I'll take either. (£350pcm for the smaller double room, £375pcm for the larger ensuite)

The flat has a large living room, dining room and a good kitchen.

The rent is exclusive of bills. Bills vary from month to month, but I estimate over the year they average out at around £110/month (council tax, utilities, internet, etc). We can discuss more when we meet.

The landlord will need a depost of £350/£375.

Situated at the far end of the Mansion Gate estate in Chapel Allerton. It is in a safe location, with plenty of parking, a short walk to the bars, restaurants and shops in Chapel Allerton and great transport links into the city centre.

We also have access to a grassy communal area out back which has been good for BBQs when the sun gets out.

So you have an idea of what you'd be letting yourself in for with me!...

I'm a professional so work 8: 30-5: 30 Mon-Fri (supposedly!). I sometimes have networking events with work or have to work longer hours, so when I'm not doing that or playing squash, I enjoy a quiet evening in.

Weekends are a mix of going away to see friends/family or staying in Leeds. If I'm in Leeds I'll try to meet up with mates, play sports, get out and about. Quite happy to go out for a few pints and bite to eat after the week at work.
