South-facing single roo in spacious, friendly home

It is well decorated and furnished with chest of drawers, wardrobe, bed and bedside cabinet. Use of the main house bathroom which is shared with one other. It's south facing with a green and pleasant view.

All bills are covered including wireless broadband.

We are set well back from the road and surrounded by trees, it is an attractive period home. Downstairs:
- kitchen-diner including dishwasher and plenty of cupboard and fridge space. Wood burning central heating boiler
- a lounge with log burner.

There's plenty of outdoor space - south facing patios front and back, fruit and veg garden and greenhouse. Also secure bike shed at the back. Off street parking for several cars. It's also only a two minute walk to either the lovely Crow Nest Park (where we have a 5k Parkrun every Saturday) or to the Spen Valley Greenway.

*Well positioned for access to both M1 and M62.
*Only about 12 min walk to the train and bus stations giving quick access to Leeds, Hudds, Brighouse etc
*On a direct bus route to Halifax, Cleckheaton amongst others.
*Only an 8 mile bike ride on the Greenway to the centre of Bradford.

I am looking for a non-smoking professional who is friendly, reliable and tidy and understands that lodging, unlike a tenancy, involves sharing someone's home.

We also have a dog who loves people but not other dogs! So unfortunately we can't accommodate your pets.
