The room available is a double room with an en suite toilet and sink. Use of the shower in the main house bathroom (shared by one other). The room is well decorated and furnished with bed, drawers, wardrobe, bookshelf, desk and chair.

We are set well back from the road and surrounded by trees. It is a period home with lots of attractive features. Downstairs:
- a large lounge with logburner;
- kitchen-diner including dishwasher and plenty of cupboard and fridge space. Wood burning central heating boiler.

There's plenty of outdoor space - south facing patio at the front. At the back is a fruit and veg garden, greenhouse and patio. Secure bike shed at the back. Plenty of off street parking. It is also only a two minute walk to either the lovely Crow Nest Park (where we have a Parkrun every Saturday) or to the Spen Valley Greenway.

*Well positioned for access to both M1 and M62.
*10 min walk to the train or bus stations giving quick access to Leeds, Hudds, Brighouse etc
*On a direct bus route to Halifax, Cleckheaton amongst others.
*8 mile bike ride on the Greenway to the centre of Bradford.

I am looking for a non-smoking professional who is friendly, reliable, tidy and understands the need to respect the communal space and others in the house.

We also have a dog who loves people but not other dogs! So unfortunately we can't accommodate other pets..
