2 double rooms (1x en-suite) females preferred

A newly renovated double room on the top floor of a terraced house with newly fitted en suite.
Second room is the larger master bedroom and had access to house bathroom shared with myself.

Looking for quiet and clean females preferred thanks.

Bills included (electric, gas, council tax, water and internet).

I have a dog who doesn't like other animals, so we can't accept pets. We are looking for someone comfortable around dogs, preferably someone who really likes them.

I work a hybrid role but quite often WFH.
