Spare room to rent

I have a stone terraced house. The kitchen is big enough to be used as a sitting room as well as a kitchen diner. Upstairs has two bedrooms and a downstairs bedroom. The property has a well kept clean shared bathroom upstairs. The room available is a furnished double but can be unfurnished if required. It has a double bed, some drawers a tv and a wardrobe. The second bedroom is occupied by another tenant, he has been in the property for over 3 years and is very quiet. a 30 year old male. Me the landlord currently occupys the second floor bedroom. There is parking on the main road or in the carpark opposite the road. Limited parking in the square with no spaces available directly outside the property.
