Room available in student 3 bed property

Me and my friend are Leeds Arts University students going into our second year in September. Unfortunately our third housemate had to drop out due to personal reasons. It's a three bed house in the centre of Headingley just behind the main street in a very student central area. There is also a study and the new housemate would be welcome to use it for themselves. It's £105 PPPW bills included and the contract lasts for a year starting July 1st 2020. It's a 20 minute walk from Leeds University but there are 5 different buses available turning it into a 5-10 minute journey with student discount on bus tickets.
