Double room in Hebden home in quiet location

My son is moving to Newcastle for university and I have a double room available which is not overlooked. My home is 15 minutes walk from the train station with trains to Manchester in under 30 minutes, and Leeds in under an hour.
There is plenty of roadside parking and lots of walks from the front door.

I have a new bathroom and a separate downstairs toilet. There is a garden and a kitchen. The bedroom has a desk, chair, double bed with new mattress and a wardrobe and bookcase. There is a garage if an item wasn't required. My 12 year old lives here every other week.

I would also consider M-F or shorter week lets. There is good fibre broadband. I have a gas safety certificate. Look on calderdale council website for the council tax band for hx78dl. I would prefer a week free at Christmas if possible.
