Spare room with lots of amenities

My housemate is moving out when our tenancy ends, and I would love to re sign, but need someone to take on the other room.

It's a good size attic room , with a private toilet and sink , the shower would be shared in the main bathroom.

Rent is currently £450 a month, I pay the water and council tax bill, so the other tenant would be responsible for gas/electric and wifi . This can be tracked month by month to make sure the spilt is even , but there isn't much difference price wise.

The room it's self will be unfurnished, but there is furniture in the communal areas .

The tenancy would be signed through the letting agent , who will do the back ground checks etc.

There is quite a bit of time before the tenancy is up, but I wanted to get ahead of the game, as I really don't want to have to move.
