Both bedsits are a reasonable size, each has its own kitchen. There are 2 shared bathrooms (one with shower) plus a separate toilet, shared between 4 bedsits. Some bills included.
Very convenient location 10 mins walk to the town centre & train station, 15 mins walk to Huddersfield University and 8/10 min bus ride to Huddersfield Royal Infirmary.
The first floor room has a beautiful bay window with curtains and original panelling and a side view across to the park. The small built in kitchen has electric hob, fridge, sink, cooker hood, combi mw oven, cabinets and breakfast bar. There is a modern gas fire (inspected annually), carbon monoxide alarm, built in wardrobe space, carpet, curtains.
The second floor room has beamed ceilings, traditional windows looking towards the park, a Velux above the kitchen area. The kitchen includes worktops, sink, electric cooker, fridge freezer, vinyl flooring, floor & wall cupboards. The main room is carped with electric heaters, the roof/ceiling above has been insulated.
Both rooms can be let unfurnished or with basic furniture, as pictured. There is a shared washing machine in the basement. There is a garden with lawn, fruit trees and flower beds which tenants are welcome to use, also the lovely park just across the road is open sunrise to sunset. There is no right to park in the small rear yard however there’s plenty of on street parking, permits available from Kirklees council.
Monthly rent of £285 is payable in advance. Some bills are included, these are council tax, water charges, communal lighting, hot water to kitchens and bathrooms and use of washing machine. Tenant will pay bills for TV/broadband and any gas or electricity used in the rooms, each has its own meter.
Preferred tenants are working/professional adults and/or mature students NB this is not a student house. Other occupants are working people and retired people. Probably not suitable for the less able, there are a lot of stairs. Sorry, no cats or dogs.
Letting is on the basis of a standard six month Assured Shorthold Tenancy agreement. An initial deposit/bond of one month rent is payable before the agreement is signed. This deposit is protected in accordance with regulations. Two references are also required, plus ID documents to comply with immigration regulations.
