Description

I have a large double room available in. a shared flat on the ground floor of a Victorian terrace house in Ash Grove Hyde Park.
The room has recently been refurbished. It is light and airy with high corniced and a massive Victorian sash window, it also has an original Victorian fireplace.
The room looks out onto the back garden.
The shared facilities include modern kitchen, dining area and bathroom , these would only be shared with one other person, young professional male.
There isn’t much furniture in the room as the current tenant has supplied some of his own, I’m happy to supply any furniture that is required. However I won’t supply any flat packed Ikea type or Argos etc. type furniture I am into recycling old solid wooden furniture.
The kitchen has recently been fitted with a new ceramic hob and a Zanussi oven the fridge is a Bosch, there is a new good quality freezer and a New Bosch washing machine
Adjoining the kitchen is a dining area with pine farmhouse type table and chairs stripped pine floors and original stripped pine fitted cupboards there is also a Creel which is a victorian wooden cradle that pulls up to the ceiling on a pulley system so you can dry your washing.
The bathroom is small but adequate it has the usual white goods and a brand new self contained glass shower enclosure. The shower itself is a good quality thermostatic shower which runs from the main central heating boiler and is very powerful.
The kitchen door opens out onto a reasonable sized back garden with a small lawn and some beds. I would be happy for anybody to grow a few veg or flowers in there.
It tends to be used for bbqs etc in the summertime., The upstairs part of the house is let to four young professionals and there is a garden flat below which is also let to a young professional.
Lat summer the tenants often socialised together in the back garden.
The house is old and maintains some of the original Victorian features it is homely and full of character and not an IKEA show house.
The room would suit a Young Professional, Masters or Phd student, it is not a party house, everybody is working.
I am the owner /landlord and carry out the management of the property. I like to meet all my tenants and endeavour to maintain good a good relationship with them. I'm usually around to carry out any minor repairs or sort out any issues that may arise.
I am fully licensed with Leeds city counci as an HMO landlord and am also a member of the National Residential Landlord association.
There are no upfront fees to pay just a returnable bond which would be registered with TDS.
