Tenancy take over

I’m looking for someone to take this room. It’s a double attic room in a 6 bed house. The room comes with a double bed, chest of draws, wardrobe and desk.
The house is spacious, has a decent sized kitchen and living area and two bathrooms. The area is nice and quiet, very close to burley park train station, bus routes into the city centre and is about a ten minute walk from headingley.
It’s a mixed gender house, everyone is in their final year, doing a masters or working. There is space to park on the street either in front or behind the house.
Everyone is very laid back, quiet and respectful but also very social.
Bills are not included in the rent but work out at about an extra £50/month.
