I'm looking for someone to rent either the small double room or the larger double room (1 room only) in my 2 bed top/1st floor flat.

Double Room - £425 pcm inc. all bills, or..
Small Double Room - £325 pcm inc. all bills

I am Rick, the flat owner - I work in Manchester, and am only usually in Leeds Thursday evening to Sunday at the most. So you would have the flat to yourself for at least half the week.

The flat is in a lovely area of Kirkstall, next to a nice park, and 5 mins walk to the Abbey. The flat is part of a small block of flats set in beautiful communal gardens, close to Morrisons and the Kirkstall Bridge retail park, just 3. 5 miles from the city centre, with a great view over Kirkstall Valley. There is also a bus stop just outside, with frequent buses to the centre of Leeds(10/15 mins ride).

The flat and bedrooms are tastefully furnished, with a double bed (small double bed in the smaller flat) and a large double wardrobe. Brand new windows throughout.

All bills are included; there is also off-road parking.

I'm an easy-going professional Speech and Language Therapist, who's into keeping fit, dancing, languages (Italian/Spanish) and films amongst other things. I'm looking for someone who is fairly quiet, easy to get on with/live with and must be tidy (oh, and who doesn't have a music instrument, or pets - love them, but they're not allowed in the flats, and I'm allergic to fur). Professionals or mature students welcome.
