Huge Double Room In A Friendly Share House

Very large room in a share house, with views looking out over Kirkstall. The room itself is fully furnished with a bed, chest of drawers, wardrobe, bookcase, side table and large lounge chair. The landlord is happy to provide any other furniture needed, such as a desk.

The house also consists of a shared large living room and kitchen. There is a main bathroom on the first floor and second small bathroom with sink and toilet on the top floor, next to the available room. Washing machine and dryer also available in the kitchen, as well as other standard appliances.

There are 3 others housemates. 2 are working professionals and the other currently doing a PhD. We’re a very friendly house and anyone who moves in has to meet the current housemates and landlord to make sure they will fit in :)

The current housemates and myself are currently in a contract until the end of August. I’m looking for someone to replace me on this contract, as I’m moving out due to buying my own house. The room will be available from April 1st - although potentially sooner.

Price of the room is £380/month which includes council tax. Bills are on top and we find it’s not more than around £50/month each.

Before signing the landlord requires the deposit (£380) and 1st months rent, as well as a guarantor.

I can’t recommend this house enough. The housemates are great and the landlord is one of the best I’ve had!

Some local insight if you don’t know the area! House is close to Kirkstall Abbey and park. Large Morrisons, Boots & B&M a short walk away. Abbey retail park nearby also, which has the likes of a Pure Gym, Home Bargains, Holland & Barrett etc. Headingley train station 10 minutes walk away and bus stops only a minute away, with most buses going straight into Leeds centre. Headingley stadium and Headingley Main Street 15-20 minute walk away.
