Our unique house is located in Kirkstall, at the end of a small private road, surrounded by landscaped gardens with many large trees.

It is very quiet and feels like the countryside.

The unfurnished double bedroom we are offering is spacious, light and airy and has a private door leading to the extensive south-facing, secluded garden, which features three patio areas, wooden decking under a willow tree and several lawns.

As part of the deal we are also offering a separate study/office which has built-in desks and excellent bookshelves and storage.

There is a single garage built into the property and space for an additional vehicle in front. Neither of us drives at present.

The house is modern and in excellent condition. There is a large, open-plan kitchen and living/dining area, one main bathroom with bath/shower, toilet, bidet and sink (which you will have mostly to yourself as we have an en-suite shower room in our master bedroom) and a second toilet upstairs.

There is double glazing and gas central heating throughout.

There is a utility room off the kitchen with a washing machine and separate tumble dryer plus a large fridge-freezer.

The property is within 5 minutes walk of the local Co-op supermarket, take-aways, an excellent taxi firm, a post office and very close to bus stops that serve Leeds city centre on the 50/50A and 33/33A routes (journey time approx 25mins).

The rent is £300 per person per calendar month.

The bills are between £100 and £200 per person per month, depending on the utilities usage. This includes first-class unlimited fibre broadband with Zen, council tax, water, gas, electric and landline telephone.

My partner and I are both late twenties / early thirties professionals in full-time work in the music/education and financial sectors.

We work hard and value a peaceful home and are looking for a medium to long-term housemate who will be friendly, tidy and respectful.
