About the property:

The property is a 3 story mid-terrace with a small courtyard garden on a quiet residential street in Kirkstall. There are great transport links to the city centre (2 major bus routes that take 25 mins to the city centre and easy taxi access) on-street parking, and local amenities nearby. I know a lot of people like to look for en-suite rooms in the city centre, but I think the compromise is well worth it as the house is really comfortable and homely, the house is always kept spotless, and the commute into the city is easy and convenient.

The house is furnished to a high standard throughout and all the furniture in the house is my own. I like to keep the house how you see it in the pictures, so it’s really important to me to find someone who is clean, tidy and respectful. I like keeping things quiet and chilled at home so it’s important to find someone who is into the same sort of vibe.

The room comes with the mattress, bed frame, side tables and wardrobe seen in the pictures. The bed is king size and very comfortable. There is also a spare room which is used as a study/dressing room, which has another full size wardrobe in it, along with room for other bits, so there is plenty of room for personal possessions.

The house has everything in it that you’ll need – full range of cooking utensils, washing machine, vacuum, cleaning products etc. Literally everything. There’s a 55” TV in the living room, with a Nintendo Switch and Amazon Fire Stick with various subscriptions on it.

The price is inclusive of rent, water, gas, electric, council tax and internet (internet connection in the house is Virgin Fibre 100Mb). The security deposit is £450.

About Me & What I’m looking for:

I work in procurement for an insurance company in the city centre, and go into the office about once a week. I'm usually at home, but do go out and about a fair bit, and have a normal social life at weekends. I’m a nice, funny, easy going, caring and considerate person to live with and be around. I like all the usual things - dinner, drinks, cooking, watching TV, playing video games, seeing my friends etc. I'm up for making friends and am also happy to respect your space.

I would like to find someone with a similar lifestyle to myself. I take it pretty easy so you won't need to worry about being woken up at an ungodly hour, random people being in the house, or anything along those lines, so it would be ideal to find someone who is on the same wavelength. I'm considerate of others and would like to find someone who is too. A shared effort at keeping things clean and tidy is also appreciated.

I have 2 cats, so it would be great to find someone who likes animals. They are both super friendly and loving and are no trouble at all. My boyfriend also visits on weekends.
