Description

This is suitable for one person only. It is a single room with a single bed. Suitable for a student.

We are a friendly and inclusive household. The home is basic but cosy and comfortable. The street is quiet and we are close to public transport and shopping.

One basic cosy private single room available with a desk and chair for work or study, in a shared home.
My partner and I live in this home.
I have a cosy home with a private garden and off road parking in a quiet area. There is free wifi available and a tv in the shared lounge.

My home is 2.3miles from the city centre and 1.3miles from Leeds University and close to local amenities. Waitrose and Aldi supermarket are less than a Kilometre away and there are plenty of restaurants, pubs and cafes around.
General house rules:
. No smoking or vaping anywhere on the property
. Limit noise. Please be considerate of surrounding and neighbours (quiet times are between 23:00 - 09:00 weekends, 22:30 - 08:00 week days)
. Avoid damage to room/property. Please treat our belongings appropriately (Any damage will be charged)
. Turn OFF lights (except ones on a timer).
. No cooking in room, please use kitchen
. Please empty your room trash in the outside bin
. No pets allowed
. Only access shared rooms
. No other guests allowed to stay in the room

Room:
. Please keep the room in a clean and tidy state. Please respect everyone's privacy.

Bath room:
. Switch ON fan when showering
. Please make sure the shower curtain is kept fully extended to reduce mildew build up
. Please avoid flooding the floor, it is not a wet room.
. Please don't use products that are not your own. A towels and toiletries will be provided, if needed.
. Please use hair catcher in bath and remove any hair trapped from plug hole and place in bin

Toilet:
. Please make sure you flush after use.
. Please spray air freshener
. Please place empty toilet roll holders in the bin and replace with new ones
. Please keep toilet in a clean and tidy state, wipe up any soilage.
. Keep toilet seat/lid down after use
. Please wrap sanitary products and place in the bin

Living room:
. If you want to use the living room to watched TV you can.
. Please TV off when finished watching
. Please tidy any mess made

Kitchen:
. When using the kitchen, please wash all items immediately after use and please make sure all appliances are switched off and stoved buttons turned to the off position.
. Please do not eat food that is not your own.
. Please do not drink any drink that is not your own, please ask if there is anything you would like.
Please provide your own laundry products.
There are local shops for all your food, toiletries and laundry needs.
Please avoid cooking after 9pm.

*Please be aware, during the winter months, the heating is turned on at 5.30pm (as most people are at work) Please wear something warm during the day if you are staying in (I have hot water bottles, if you need).

The Wi-Fi speed in the room is 103Mbps as of 6/11/2024.
