Hi there! I’m an ESOL teacher with one lovely double room to let to a non-smoker in my quiet but friendly, cheerful and chilled out home. I'm looking for a working person or mature/postgrad student who likes to live a quiet life and is clean and tidy. The rent is inclusive of all bills - wireless broadband, council tax, TV licence, gas, electricity, water and Netflix.

* Convenient for buses into Leeds City Centre.
* Convenient for buses heading out of Leeds to Leeds-Bradford Airport, Guiseley, Otley, etc.
* 5-10 minutes' walk to Burley Park train station.
* 5-10 minutes’ walk to a choice of gyms, supermarkets, restaurants, etc.
* 10 minutes’ walk to the Cardigan Fields complex, with cinema, restaurants, bars, etc.
* 15 minutes' walk to vibrant Headingley.
* Plenty of parking space on both sides of the road.
