1 Spacious Double Room in Detached 3 Bed House

Hi, we’re looking to fill one double bedroom in a three bedroom house located on Meanwood Road. A spacious and unique detached property situated within walking distance of the City centre, the heart of Meanwood and Headingley. With the 51 and 52 buses passing by regularly you can be in the centre of town within 10 - 15 minutes. Great for commuters! We are also in very close proximity to Meanwood Ridge, Surgarwell Hill and Meanwood Valley Urban Farm which is very convenient if you like a walk, a run or just a bit of fresh air and nature!

The room is available from the beginning of March but if you would want to move in later, We are flexible about that.

The current contract runs until June and you would then need to resign if you´ll decide to stay on. There are NO SIGNING FEES. Just no option to change it in the advert settings :) £490 includes council tax for a professional. Students pay only £470.

It is a very spacious double on the first floor with lots of light during the whole day. The room is furnished with a beautiful wooden double bed, double wardrobe, a bedside drawer, two white IKEA drawers, a desk and a small book shelve. There is enough space to fit other pieces of furniture too like a book cabinet or an armchair - as seen on the pictures.

We also have a small guest room with double bed which is great if you ever have friends or family visiting.

The house has a large basement which is convenient if you need some extra storage space and there is also a yard at the rear of the house which is great for those Summer BBQ’s and chilling out when the weather is nice.

As a rule there is no smoking in the house. However, if you are a smoker this is not a problem as there is the yard and a covered porch at the back of the house. It is worth noting that one of the current housemates is a smoker although they always smoke outside.

This is the 10th year the property is rented as a house share with a couple of changes in housemates over the years. All have loved it here and we are hoping to find someone who wants to be part of our home and would like to mingle on social occasions if they wish. We enjoy cooking and eating together when we can, hanging out and watching a film, TV drama or documentary. However, we are equally respectful of peoples space and privacy.

You would be sharing the house with two lovely humans (Saul and Veronica) and a freshly arrived puppy (Fin).

Saul is not your average 39 year old :) He returned to higher education to study Interdisciplinary Art and Design after a number of years working in the nightlife industry and is currently taking some time out from studies. He is very creative and kind, works on his music a lot and enjoys good food, craft beer and socialising. We used to love to go to gigs at the Brudenell, back in the days pre pandemic ...
Veronica has moved in in December. She grew up in the United states and is working on her PhD in biochemistry at Leeds University. She is very friendly and relaxed and currently very excited about being a dog mum :)


We are all generally easy going and sociable and like to live in a clean and respectful environment so we're hoping to find new people for the house who share a similar outlook.
With Fin just having moved in, the living room has turned into a bit of a puppy nursery. It still is and will remain a communal area for everyone to hang out, but obviously as it is Fin´s main living area, there are some basic rules for now to keep the area puppy safe and the sound level of the TV low.

To keep things safe during Covid19, we would prefer to do the viewing of the house with everybody wearing a mask. We’ll keep the house well aired and surfaces disinfected. For a proper chat, we can then grab a tea and sit outside in the backyard with masks off :)
