You'd mostly just be sharing with my other lodger, because I'm away from home for most of the year. The room has a large desk and chair (not pictured) opposite the wardrobe, and the living room now has a flatscreen TV. The rent is inclusive of all bills - wireless broadband, council tax, TV licence, gas, electricity, water and Netflix.

* 5-10 minutes' walk to Burley Park train station.
* 5-10 minutes’ walk to a choice of gyms, supermarkets, pubs, restaurants, takeaways, cinema, etc.
* 15 minutes' walk to vibrant Headingley.
* Plenty of parking space on both sides of the road.
