Current tenancy with housemate coming to an end 18th June so the room is available from the 19th. They are moving out for work in a new city so I'm looking for a replacement as I love living here!

Rent is £425pppcm plus house bills (council tax, electric, tv license, wifi) being around £135pp a month. This may slightly increase due to energy prices go up. However, as it is a new build everything is very energy efficient along with being well insulated so won't be by much. I am a cold person but only had to turn heating on when it got really cold outside like snowing temperature. There is no water bill at present as Yorkshire water have not installed meters and won't be doing so until the entire complex has been built. This will likely be at least another year. They won't be backdating usage either.

There is a £50 referencing fee and you would have to pass in order to be accepted. Deposit is £461.50. Rent is through estate agent North Property Group.

Included in the master bedroom is the bed, 2 bedside tables and a 3 door wardrobe. Is a big double bed and a big room for other things such as a desk or extra draws if you wanted to get some. As you can see from the pictures a desk, more draws etc all fits comfortably in there. The shower in the en-suite has both a waterfall showerhead and a regular one.

Address is Victoria Riverside (LS10 1EU) so just on the edge of the city. About a 20 minute walk along the river to town. Lots of on street parking and good links to motorway without being able to hear it. I have a car so can help you move in too. Tesco is nearest shop at Leeds dock, there is morrisons hunslet close by also. Nice and quiet during the day even though they are still building the rest of the site. Never had any issues that we've had to report to the landlord as everything is new from mid 2020. There is a dishwasher and washer/dryer in the flat too.

The building has a lift and is safe for parcel delivery. Lots of CCTV everywhere including outside the front door so feels nice and safe.

As you can see from picture this is what the flat looks like without us having cleaned it for a couple of days; is kept clean and tidy just in general (excuse the hanging washing in the pictures but at least this shows I respect other people’s stuff by not touching it?!).

I'm a 26 year old young professional female, enjoy going out and socialising, going to gigs but also having chilled ones in.

Girls, guys, gays or theys welcome I really don’t mind nor care. You can have friends over, pull on a night out etc I really am not fussed. Just clean and considerate is all I ask ☺
