You'll love staying here because after the bustle and hustle of city centre Leeds you'll relax in a warm and cosy atmosphere.

It's a home away from home. Leeds is a vibrant city with Victorian Arcades as well as great High Street Shops. The Yorkshire Dales are just a short drive away and the picturesque/Historic cities of Harrogate & York are short train journeys away. There's a lot to do and see in the city and it's renowned for Culture, Art and Live Music of all kinds.

You are requested to remove your outdoor footwear and leave them at the door when occupying the space. As I said my home is clean and cosy where you'll be guaranteed a warm welcome.

It's located very close to the City Centre, Leeds Arena and Leeds' famous Victorian arcades just an 19-12min walk away; if you're feeling less energetic, the bus stop is a 4min walk away. I've lived here for 20 plus years and have very good relationships with my neighbours.

I'm looking for one person to occupy the Double room that I currently Airbnb, however that is erratic and inconsistent. Although not en-suite (you would share the bathroom with me) the bathroom is adjacent to your room. It's well decorated and you in fact get more heat than I do in my room as yours is above the Kitchen and heat of course rises.

Ideally, you'll be a professional and working as I work from home a lot, it may not work if both of us are around most days, but I'm happy to have chats occasionally, but as adults, I'm sure we'll be able to respect each other's privacy. The house is council tax C and the monthly rate includes all bills.

I'd prefer someone with some life experience so I'm asking for people above the age of 28/29 to apply, this isn't a student home or flatshare, so I don't expect us to go drinking together (I don't drink anyway) Someone who is personable, clean and not expecting me to be their mother or to constantly be around ,for them but we organically connect at times and leave each other to our privacy at others.

This is my family home, my children were raised here for a significant part of their lives, however they're all grown and left home now. I'm fastidious, so expect the house to be kept clean, but relaxed at the same time, this will be your home.

There are small gardens to the front and back of the property and a car park just at the end of my terrace for residents and visitors to park in.
