Ensuite room near the docks

My lovely flatmate is unfortunately leaving her room, so I'm looking for another female professional to replace her!
Move in is 13th of February.
Please get in touch asap in order to make the transition smoothly, the agency requires to carry out referencing and have a guarantor based in the UK.

The bills for energy, water, wifi & council tax (band D) come to around £120/160 (might be slight increase the coming year) each month per person. The flat is pretty energy efficient - there is also a Concierge & gym within the building (to use the gym you need to pay a one time fee). There isn't currently parking and the building has a no pets rule.

The flat has a lovely view of the Docks and is very close to the Leeds Bus Station, and less than a 15 minute walk to the city and train station. The room is a good size & will be furnished with a bed and wardrobe. There's an ensuite bathroom with shower, and kitchen with a deep freezer & dishwasher.

I'm looking for a friendly, tidy, young professional to move in - we're a calm house and occasionally eat together, but also have our own space! I work from home every day, and go to the office twice a month.
