Double room to rent in beautiful two bed property

Hey!! My name is Juliette, I’m a 23yr old female moving out of my gorgeous double room in Woodhouse, Leeds, and I need someone to take over my tenancy from the start of january 2026. The contract runs until September 2026, however you can renew the contract if you wish.

The room is big and bright, with plenty of space, with a double bed and a window that looks out onto the garden! This bedroom also has its own large bathroom, with its own shower ect, which was a huge selling point for me. The flat is in Woodhouse/hyde park location which is just a bus ride into town and has loads of cute cafes/pubs ect right on your doorstep.

You will be sharing with just one other housemate so the flat is always tidy (well two if you count pickle, Bethany’s cat). Bethany is 21yrs old and genuinely one of the friendliest people I’ve ever met, she will go above and beyond to make you feel welcome and at home. She works 5 days a week and also has college in the evenings one day a week, so you will have your own space but also Bethany is always up for going on cute outings and hanging out. Pickle is Bethany’s cat and is timid at first but will give you so much love once you get to know her. Pickle is an indoor cat and mainly just sleeps on Bethany’s bed during the day! She causes no problems and is very well behaved :)

I’m absolutely gutted to be moving out of this beautiful flat and even more gutted to be leaving Bethany and Pickle, but due to my job, I have had to relocate at an extremely short notice. I would also like to note that I would preferably like a woman to take over my contract as it would make me feel more at ease for Bethany!

I am planning on moving all of my stuff out on the 2nd of January and so if someone were to move in within the first week of Jan, I would like them to pay January’s rent please. I am however, flexible with the moving date and we can discuss rent on an individual basis depending on when you can move.

Rent is £695 per month, with ALL bills included, and for the size of the flat, the incredible location, the garden, your own bathroom, and the fact you’re only sharing with one other person, this price is incredible. I have already paid January’s council tax (which £70, but soon goes down to around £60 per month, so you don’t need to worry about that, you can just set it up for feb when you move in). Although Bethany is about to start college again and if you’re a student you also won’t pay council tax, or may get it reduced so that all depends on what your situation is!!

There is a deposit which is £700 as well, which will need to be paid to Leeds rentals after we swap the names on the contract, which you will get back at the end of your tenancy! I think there is a fee for swapping the contracts over but I will obviously pay this!!
