Civilised living in a leafy neighbourhood of North Leeds , it's a quiet cul de sac, yet also just a few paces away from the bus stop going straight into town. Only 75 yards to two takeaways and a good chip shop. Other popular restaurants (such as The Flying Pizza), Starbucks, post office and bank facilities and many other shops are just a few minutes’ walk away. Even the post box is near. A David Lloyd Fitness and Tennis Centre, as well as the renowned Roundhay Park, with tree-lined walks, wide open spaces and two lakes, are all about a mile away.

This large, detached house with garden on three sides is owned by a couple, sympathetic and lodger friendly, who have had many professionals and mature students stay over the years. There is NO extra charge for electricity, water, council tax and central heating. Laundry is also included, as is the 32” LCD Colour TV with Multi-Channel Digital Freeview and hi-speed broadband wireless internet. Off-road parking space is also provided. Only the house entrance and stairs are shared.

The accommodation consists of a large living-bedroom (over 16 m2) with a floor-to-ceiling fitted wardrobe along one wall with plenty of cupboards and shelves. The ceiling is high which adds to the sense of space. This room also contains comfortable furnishings with a good quality carpet, double bed and a comfy mattress.

The second room, over 9 m2, incorporates the ensuite and kitchen area with breakfast bar. The ensuite, with natural light entering and wood-panelling, contains a WC, washbasin and shower enclosure with tiled walls. A Mira thermostatic mixer gives plenty of pressure for a decent shower. The kitchen area has a good sized sink with drainer, fridge-freezer, a dual stainless steel electric hob and a high-spec microwave cooker/oven as well as a halogen cooker, though (please note) there is no full-size oven. A sit-down breakfast bar with plenty of storage units above complete the layout. Both rooms are well lit and contain plenty of mains sockets.

The apartment will appeal to someone who wants comfort, but doesn't want to have to pay the earth for it. No-one smoking means there is clean air to breathe. Being in an environment where people show consideration for others, the apartment will typically appeal to a civilised, working person (not a couple), or mature (at least in outlook) student, who prefers to study rather than party, and appreciates peace and privacy and is probably looking for a more long-term occupation.
