Hi,
I have a great double room to rent in Clarence Dock (in the centre of Leeds) which is available from March 24th. The price includes all of the bills too!
*** A little about the apartment ***
The apartment is fully furnished and is nice, modern and clean.
Looking out of the window or from the balcony you have a stunning view overlooking the entire length of the dock. In summer, the Royal Armouries have several activities by the waterside and it's good fun to sit and watch the boat races or various other activities (So far, we've had Judge Dredd in a shoot out!).
The balcony is spacious and a great suntrap. It's a fantastic place to enjoy a few drinks and when the sun hits it's lovely and warm even on a cool day which makes it a great place to sit back and relax. There's a big cosy seat on there so you can put your feet up and enjoy!
The kitchen includes all the mod cons; a dishwasher, full length fridge/freezer, washing machine/dryer, coffee machine and plenty of cupboards.
The main bathroom (one of two) has both a bath and a shower and again is a good size. There's built-in cupboard space so you can leave plenty in there.
The living room is modern too, with a new leather sofa, a big 3D Smart TV, Sky and of course the customary Xbox for rainy nights in (update - the Xbox died a death... it's not a PS4)!
I like having plants so it feels nice and homely - the palm tree may yet prove to be a little optimistic and I have left a hefty death toll with my attempts so far (update - 2 more bit the dust since writing this).
*** The room ***
The bedroom that's for rent is furnished with a bed and wardrobe.
The room has plenty of wall sockets, a TV port and a phone line.
It's nice and light too so you don't have to suffer from dingy rooms!
*** The financials ***
The rent covers all of the bills such as electricity, phone line (not calls), broadband, Sky, council tax & water etc.
Rent is £525 per month and I would also ask for £325 deposit.
I'm sorry to say I've been messed around a couple of times so before I take the flat off the market I would need to sign a lodger agreement, receive a deposit and agree a moving date. I suspect this is what everybody else is doing anyway.
*** Location ***
For those who don't know the area that well, the shops in the centre of Leeds are a five min walk and Call Lane (think bars and restaurants) 2 mins walk.
Clarence Dock itself is set next to the river and is built around a beautiful dock.
There are several shops near by including Tesco and Sainsburys - or if you want to walk to the centre then you can choose from pretty much anything you want.
There are loads of coffee shops, bars and the like so plenty to do even if you prefer the quiet life.
*** Parking ***
Parking is available on the road outside on a first come first serve basis. It's good for leaving your car overnight (4pm to 10am). During the day you will need to move your car.
Secure parking is also available just over the road but as with all parking in the centre it will cost you c£65pm.

So, it says to write a little about me... Well, I'm really easy going and friendly.
I work for a bank in Halifax and on a night I like to relax, perhaps with a few drinks, some Xbox or a dodgy film.
If I do go out, I tend to prefer bars - my clubbing days are, I'm pleased to say, behind me!
If that sounds like you too, we'll get on well.
Good news for those who don't like mess - I'm clean and tidy! I'm quite house proud so you'll always come home to a clean flat. Of course, I'd like somebody who is clean and tidy too :)
Ideally, I'm looking for somebody who is outgoing, friendly and fairly laid back. Sure that's not too demanding, right?
Just give me a shout if you have any questions or if you'd like a look around! I'll be glad to let you look over the place with a customary coffee.
