Furnished double bedroom available at Velocity North (LS11 9BE). The flat is on the top corner of it's level, with a good sized balcony that get's the sun all day.

Velocity is located just behind Bridgewater Place, about a 5 min walk in to the city. There is a good Tesco, Starbucks and sandwich shops nearby. There's a really good 24hr gym too, Anytime Fitness, located a few minutes away. There are a few great local pubs also within a short walk; the Cross Keys, Pour House and Midnight Bell, as well as everything at Granary Wharf. It's 5 minutes to the train station and a minute or two away from junction 3 of the motorway if you have a commute.

The rent for the room is £500 with all bills included, which is a pretty great deal, considering council tax alone is £61 per person. It also removes all of the hassle of organising and paying bills for you. The deposit is £700 (6 weeks rent) paid in advance. The property has a full Sky package (sports & movies), Netflix, Xbox Kinect, very good cable broadband, a washer and dishwasher.

The double room available doesn't have the en suite, but you would have the larger bath/shower room as your private bathroom. There's a heated towel rail in there as well as an iPad holder fitted to the wall at the foot of the bath.

If needed, a parking space is available at an additional cost of £75pcm.

For the past four years I have been a live in landlord, but will be moving to London with work in the next few weeks. I have listed the flat as being available from the 1st October but can be flexible on this date, particularly if you need to move as soon as possible.

You will be sharing the flat with my current housemate Susana, who is very cool, easy to get along with and is definitely a young 32! She's Portuguese and speaks really excellent English. She's new to Yorkshire, having moved here from the Channel Islands in January.
