Double room in a 3 bedroom house to let

I am a Professor at the University of Leeds and I am looking to rent out one room in my semi-detached house. Since I'm on sabbatical outside the UK until August 2016 and I come to Leeds every 2 to 3 months for a one week visit, the lodger will have the house just for herself more than 90% of the time. The house is fully furnished and is situated in a quite residential area. There is easy access to Buses which go to the University and city center.
