Lovely attic room available to let

I have a cheap spare room in my cosy two bedroom terrace house which I am looking to sublet. Ideally, I am looking to let it during the week and occasional weekends as I have occasional child care responsibilities.

I will consider renting to a tenant full-time but they must either be ok with a small child coming to stay in my room on the occasional weekend or vacate the property when my child comes to stay. I will give at least a weeks notice of this and reimburse that nights rent.

Cost of the room is:
£13 per weeknight (Sun-Thurs) (£14 inc breakfast and use of store cupboard essentials)
£15 per weekend night (Fri-Sat)
£50 Per Week (Sunday Night-Thursday Midday)
£220 Per Month

Facilities include, all bills inc, comfortable double sofa bed, office/study space, use of printer at cost price for ink, high speed internet, fully equipped kitchen and use of living room and bathroom.

I am often away myself so you would have the house to yourself. I am a mature student, parent and LGBT support worker. I am tidy, friendly and interested in music, politics, food and hbo box sets. Lodger must be reasonably tidy, friendly and willing to meet with me/skype me to see if we are a good fit prior to letting.

House is in Harehills, Leeds. 10 minute bus journey or a 30 minute walk to leeds city centre.

£20 deposit per stay.
£50 deposit for monthly stay.
