We have a very large double room available to rent available immediately. It's just been fully redecorated and comes fully furnished, a bit different from the photos (see video).

The house is clean, tidy and only 10mins from Leeds city centre. Located just off a major bus route, buses every 10 mins to City. (Roundhay Road).

There is always room for on street parking just outside the house if you need it as it is a 'no through' street... i. e it's nice and quiet due to road being blocked to traffic half way :)

It's a 4 bed house and you will be sharing with 3 others (2 guys and 1 girl).

All professionals so nice and quiet (no parties etc here as we have all grown out of that sorry) , more a chilled place to relax and watch Netflix etc.

All rooms have high speed Broadband internet access.

The room available is a huge furnished double room which has it's own entrance/cloakroom, desk and double bed on the first floor at only £475 p/m inclusive of all bills.

The rents include ALL bills, gas, electric, internet, tv, council tax and water rates £250 Deposit... private landlord so no rediculous fees to pay the agents!

You will have full use of the kitchen/living room on a Lodger Agreement Basis.
Also a home climbing wall for those who like the sport/like to keep fit.

We are looking for easy going tidy professional or post grad (had a few Masters and Phds written in the house). Female prefered to balance the house.

Very close to St James hospital too (10 min walk so great for any nurses/hospital workers).
