Private attic bedroom space with separate shower room. Lovely light airy space with double bed for sole use only. There is a TV in the room too if you prefer to have some time alone. Bedding and towels are provided if required but you are welcome to bring your own. The shower room consists of a rainfall shower, toilet and small sink and would be for your sole use.
Shared rooms include large kitchen-dining room and outdoor areas (enclosed garden to the back of the property and off street parking space to the front of the house.
You can have sole use of a fridge and a separate freezer (if required) and cupboard space for your own foodstuff. You will have full use any of the kitchen utensils, crockery, cutlery and pans etcetera, as long as you wash them properly after each use and do not take them out of the house. There is a washing machine and a tumble dryer but I would ask that you contribute extra if you choose to use the tumble dryer over hanging the washing out if the weather would permit this.
There is plenty of space in the house to either be sociable or to be quiet if the mood takes you without having to stay in your room, although that is an option too.
The kitchen/dining room is ideal for socialising and having a catch up.
The house is a lovely semi-detached property, neutrally decorated, situated on a nice quiet street, with friendly neighbours who keep a discreet eye out for you. I have lived here for over 12 years and have always felt safe in my home. There are local shops within 5-10 minutes walking distance, including post offices, convenience shops, Co-Op and Tesco Express store, and take-aways. The larger supermarkets are approximately 30 minutes walking distance away from the house. The house is about 3.5 miles from Trinity shopping centre. Bus number 42 goes between the house, Leeds city centre and the train station. The house is about 25 minutes’ walk away from Roundhay Park which makes for a pleasant walk and Temple Newsam Park is about 40 minutes walking distance. There are some restaurants, cafes and pubs on Roundhay Road within walking distance for socialising too.
I am a live-in landlady and I share my home with my 20-year-old son, who will be studying away during term times. We are friendly, fair and easy to get on with. I am looking for either a professional or full-time student, who is easy-going and friendly, someone who will feel comfortable in my home, whilst respecting the way I care for it and treat it in the same manner as I do. This is not a flat share. I will chat and spend time over a cup of tea or maybe a bottle of beer/wine now and again, but I am not looking for anyone to go partying with.
The rent includes the normal use of gas, water and electric, broadband and council tax (Band C), presuming that you work/study out of the house for full time hours.
