Spare room in Leeds City Centre - £485 rent

I have a spare room available in my spacious flat in Leeds City centre and am looking for a roommate, preferably female in their 20s who also works full time, works shifts, or even students who are in Leeds for their prac!
I also have a cat, so animal lover is a must!

I am a shift worker for the NHS, so I’m not usually at home at normal hours. My shifts change from day shifts to night shifts every few weeks.
I like my home neat and tidy, but understand we work full time and sometimes the house will probably not be spotless all the time! You will have your own bedroom, we will share the kitchen, living room and bathroom. I am flexible on moving in dates if needed :)

Rent for the whole flat is £1075 a month, however I understand my spare bedroom is smaller than mine so I have reduced rent so it is fair.

Total cost of bills, we would split 50/50.
-Council tax has just increased to £200 a month
-Electricity is normally £100-180 depending on the season
-Internet is £32 (recently also gone up)
-There is a parking space available however it is £100 a month. Will need to contact the landlord.
