New flatmate needed in Leeds City Centre

I am currently looking for a female professional for a 2 bedroom flat to replace my current flatmate.

I am ideally looking for a working professional or a PHD student.

It is a furnished flat, with a double bedroom and bathroom on rent.
The entirety of the flat is a 2-bed and 2-bathroom flat with a spacious living room and kitchen. The flat also has a lot of fresh light and space to walk around! Close proximity to City Centre and Aldi, a walking distance.

The rent is £587.50 per month, no bills included (Spare room wouldnt let me put decimals in the original ad)

(which means no Electricity, Wifi, Water and Council Tax included).

The Flat is in Tax Band D.

The flat is available from 10th August 2025.

There is 1 parking spot available; comes with the flat

Viewings will be conducted after working hours or on the weekends.

A deposit of £605 is required and references will be required. All to be verified by the letting agency.

Requirements:

A bit about myself: I am 24 year-old working professional. I keep myself busy with fitness and dance classes, I really enjoy spending time travelling, dancing. I generally go on spontaneous day trips over the weekends and/or spend my time with my friends but I can also be a big home body on the weekends!

My few non-negotiables are a clean environment, respecting each other's space and respecting that I am vegetarian and be respectful of not using my items.
The majority of my day will be at the office so it would be nice to come back to a nice, clean and calm environment after a long day at work.
Looking for a female flatmate only
Vegetarian would be a plus but not a dealbreaker
