Bright Ensuite Room Available in Leeds City Centre

**Where will you live?
The apartment is located in the city center of Leeds, near the Calls/Docks area. The building is recently constructed and is in an ideal location: 12-minute walk to the train station, 10-minute walk to the bus station, with numerous restaurants, supermarkets and amenities nearby. The area is residential, safe, and quiet both day and night.
The apartment has two bedrooms (the ensuite room in the photos and another occupied by the other tenant with his private bathroom nearby); a spacious living room with a sofa and kitchen (equipped with a stove, fridge, freezer, oven, microwave, dishwasher, washing machine); a shared balcony; a storage room. A concierge service is available at the cost of one pound per package received, and there is a gym.

**Your room.
The room has a queen-size bed and a large wardrobe. Please note: the white bookshelf and all other belongings in the bedroom's pictures will be removed, as well as the desk in the living room. You will have your own private bathroom with a shower, accessible exclusively from your room.

**Who will you live with?
You will share the apartment with a young male researcher from the University of Leeds. A few details: I am a calm person who respects others' spaces as well as common areas. I clean the apartment regularly and would appreciate if my flatmate did the same. I will do my best to make you feel welcome in the apartment and help you settle into the area. I enjoy cooking, running, and I am open to socializing, but I also respect others' privacy. Occasionally, my girlfriend will stay for a few days, so I don’t mind if you also have overnight guests, as long as it’s not too frequent.
We would prefer to give priority to PhD students, researchers/staff members of the university, but any young professional with compatible habits is welcome to contact me.

**Rent.
£600 + bills (approximately £60/£80 monthly) + council tax band D if applicable.
